Rosa spoke to the agent, who reckons the site would be ideal for glamping / a small campsite. Pencilled in for the first weekend of May if the group is up for it. Rightmove listing has more photos of land & stream.

Kezia: "This is lush." Decision to confirm expected on the 19 April Zoom. The exact landsale listing this refers to is ambiguous in the chat — Rosa shared three landsale URLs (77048, 79675, 77843) before the agent conversation; best match appears to be 79675.
Kentchurch barns, Hereford HR2
Kirsten spotted this on 9 April. Traditional barns with Class Q consent (~4,455 sq ft), marketed by Savills. Adjacent house available separately (~£495k). England side of the border — relevant for Resonance finance. Kezia heard back that house and barns can be sold together plus additional land (no river/woods). Split-deed arrangement possible if a few households clubbed together.

Rosa: "Really good area & importantly for Resonance funding falls on England side of border." Worth a visit to understand additional land (lots 1 & 2 don't show much growing land).

Attended: Tom, Rosa, Kezia, Gaz, Laura, Oli, Mike. Kirsten went to Brecon at 3pm but missed the group (they were running late due to a road closure detour).

Confirmed morning of 7 April. Rosa & Tom arrived early and explored the area. Kezia positive about it the following morning: "I could easily see the first property working too!"
Steppes Farm, Rockfield, Monmouth
NP15 1HF. Former restaurant with catering kitchen. Good potential for workshops, residencies, performances and training. Stone barns may need extending.

Booked on the day. The group had lunch nearby before heading to Brecon. Mike recommended the Greenhouse Cafe.
Cilhowey Farm, Lower Chapel, Brecon
LD3 9RE. £1,225,000. 1hr 35 from Bristol. Lots of barn space, multigenerational living, woodland & stream. Discretion for tiny homes in the woods.
Group arrived late due to a road closure. Estate agent Darren met them at Cradoc Golf Club to lead the way in.

Unanimously the standout property of the day. Tom: "Fabulous day. I think I'm in love." Rosa: "Super curious to debrief, we've been getting very excited about the potential!" Kezia: "I would happily work with everyone to make the Brecon happen. 3 of the 4 properties yesterday could generate income from the get go." Parking and barn space flagged for further consideration.
Wales funding note: Property is in Wales where Resonance finance is 8% interest vs 0% in England. Group has shifted focus to English properties, but Cilhowey remains a strong reference point for what works.

Laura: "So peaceful. The orchard was lush. Although very visible all around, so no privacy. Stables and yard gorgeous. It felt like you oughtn't make any noise there though! The house was very overbearing, bigger than I'd imagined. Plus other neighbours, who are clearly used to the peace. Parking issues! We do feel inspired to find other equivalent, houseless barn clusters with land, that are better situated." In England (Herefordshire) so Resonance-eligible at 0%.

Cancelled. Group agreed to focus on viable options to avoid getting a reputation as time wasters. Agent never responded to follow-up.

Social evening in Coleford. Kezia & Gaz stayed at a hotel. Laura & Oli performed at Coleford Carnival of Transport. Rosa & Tom nearby in St Briavels.

Estate agent offered a viewing on 14 April at 3pm. Laura couldn't make that time and didn't reply. Estate agent confirmed there is no woodland or river on the property, which weakened the case.

When speaking to estate agents: speak in confidence that we are buying as one business and have our finance in order. They do not need to know details apart from realistic timeline.
